Builder Economics Blueprint
We learn the construction costs, required margin, project types, and buy box that determine whether an opportunity deserves your attention.
Buildable screens every parcel in your county against local zoning, real geometry, environmental constraints, and your economics—then hands you the few worth pursuing, the price the evidence supports, and the next thing to verify.
One builder per county. Richmond metro analyzed today.
Every locality starts as every lot. Each pass takes almost all of them away, so your time lands only on the survivors.
Open one property and see the proposed play, the evidence behind it, the constraint most likely to kill it, and the next step to confirm before you spend time in the field.
R-2A zoning · 1.18 acres · two preliminary lots clear the area and width screen.
Illustrative property and economics. The layout is informed by the live product; Buildable is a feasibility screen, not entitlement or a recorded plat.
Adjust the acquisition price, build cost, and required return. Buildable reranks the parcel and recalculates what the project can support.
Worth pursuing · 88% modeled ROI
Preliminary model using a 1,072 sq ft second home, estimated subdivision costs, and selling/carrying costs. Not an offer recommendation.
Every lot gets the four reads a builder does by hand, run in advance. That surfaces the lot split, duplex, teardown or infill others overlook, and exposes the creek, floodplain, missing frontage or dead building envelope that turns a promising parcel into a wasted afternoon.
Setbacks, minimum lot width, allowed uses, all read from the actual county code, not a national approximation. Each rule points back to the section it came from. Where a standard couldn't be confirmed, it's marked unconfirmed, never guessed.
Measured building footprints and road frontage, so "you could split this lot" means it physically fits, with a buildable envelope on the far side, not just that the acreage is large enough on paper.
Every lot checked against the FEMA flood maps and the resource-protection, wetland and waterbody layers. A "clean" half-acre that's two-thirds inside a protected buffer gets caught here, before you drive out to it.
Every deal is priced against sold comparables current within six months and run through the same value model that flagged real below-basis buys in our backtest. The question isn't merely “is this a lot?” It is “does the early evidence justify a deeper look?”
The estimator sees only sales that had already closed on the buy date. When it says a property is priced well under its neighborhood basis, it shows the comps, the spread, and what you still have to confirm.
Case on file · public recordUsing only sales that had closed by the February 2022 purchase date, Buildable estimated a neighborhood-supported as-is value of $271,535. The property was acquired for $75,000 and resold twenty months later for $420,000. Buildable would have identified the purchase as substantially below the neighborhood basis. Renovation, financing, holding, and transaction costs are not available and are not included.
Every property in five metro localities that was bought and resold, replayed through today's estimator, shown only what was knowable on the buy date. Did the buys our math flagged as below-basis go on to outperform the broader flip benchmark?
This is a historical backtest of the pricing signal, not a promise of returns. Figures cover the flip channel and describe other buyers' outcomes on deals Buildable's math would have flagged. “Gross resale spread” is recorded resale price minus recorded purchase price; renovation, financing, carrying, and transaction costs are not included. Splits, redevelopment, and ground-up projects are evaluated separately using cited ordinance and measured geometry.
A lead-gen tool is rewarded for showing you more. Buildable is built to show you less, and to be honest about the edges, because a wrong "strong" costs you a wasted week and your trust.
Every read shows its work. The zoning citation, the comps, the overlay that killed it, all laid out so you can check the reasoning, not just the verdict.
Unconfirmed is labeled, not guessed. Where a locality's ordinance couldn't be pinned to a citation, the rule is flagged, never filled in with a neighbor's number.
"Verify on the ground" is a real answer. When the data can't settle it, the parcel says so instead of manufacturing confidence.

My stepdad builds spec homes in Chesterfield. Like many local builders, he knew his market deeply but still had to find land through relationships, driving, and instinct. I built Buildable to give him the parcel-level screening and market coverage normally reserved for much larger operators.

Buildable is exclusive by design. When you hold a county, the intelligence for it is yours alone: the opposite of a lead list every other builder in the market can buy by the seat. You move first on what they can't see.

No. Buildable gives your existing acquisition network wider coverage and faster early screening. It helps you know where to focus your relationships and diligence.
No. They have passed a preliminary feasibility screen. Buildable shows its evidence and unknowns, but a surveyor, engineer, attorney, locality, and your own team must confirm the project.
Buildable sells a county to one builder at a time. Another builder cannot buy the same protected territory opportunity pipeline while your agreement is active.
The screen can surface lot splits, duplex or attached-density possibilities, teardown candidates, residential infill, and below-basis entries where the local data supports the read.
